Waterfront Hospitality Destination

Building a waterfront destination as one place rather than a portfolio of venues, where restaurant, beach club, lounge and members rooftop read as rooms of a single house.

Casa Neos is a Mediterranean dining, entertainment and dock and dine destination on the Miami River, built by RDG Group as a 30,000 square foot agora. The program LLB was briefed on held a two level restaurant, a members beach club, a lounge, a members rooftop, and a boutique hotel of four suites, businesses running on entirely different rhythms inside one container. It required a single identity resolved deeply enough to govern all of them, and complete enough to sell the place before the place could be visited. The work ran from the second half of 2022 to the beginning of 2024 and included the full brand development: identity and symbol system, brand voice, the brand manual that governs every expression, the sub brand architecture across MM Beach Club, restaurant, boutique hotel and the NOORA rooftop concept, and the pre sale materials that carried Casa Neos to market ahead of opening.

The brief was branding for a new venue. The real problem was that Casa Neos was not a venue. Several businesses shared one container, and each of them, left to author itself, would have produced a different brand. A dock and dine restaurant runs on daylight, service and repeat locality. A members beach club with a salted pool, plugged sunbeds and a weekend daytime programme of international DJs and bottle service runs on volume and scene. A rooftop moving through Lebanon, Turkey and Morocco runs on precision, aroma and quiet attention. A four suite hotel runs on stillness and the logic of a stay rather than a visit. Built as a collection, that container becomes a name over unrelated businesses, and a guest arriving by boat cannot tell what the place is because the place cannot tell them. Two conditions made the exposure sharper than the usual multi format problem. The brand had to be legible before a single guest had ever been inside it, because it was being sold in pre sales against nothing but its own coherence. And it had to open without its author present, because LLB left RDG in April 2024 and the property opened in June.

That reading set the shape of the work. Casa Neos was built as a place, not a portfolio, and the organizing idea was already in the name. An agora gathers. So the house was authored first and its rooms second, on one aesthetic law drawn from Cycladic minimalism: earth tones, hand made linens, natural finishes, artisan pieces, the beauty of imperfection honored rather than corrected. The identity carries a minimal tepee with a stroke, an emblem paying homage to handcraft rather than to polish. NOORA, whose name means light, carries a moorish ornament that reflects light toward its Moroccan roots. Same grammar, different dialect. The naming was locked so the house always leads: Casa Neos MM Beach Club, Casa Neos restaurant, Casa Neos boutique hotel, Casa Neos NOORA. What each sub brand gave up was the right to author itself, and the MM palm is where that refusal is written most plainly, governed as an accent only, never distorted, never reduced below half an inch, never permitted to interfere with the main logotype of any RDG property. The suites hold the same discipline as narrative rather than as mark: AURA, GAIA, TERRA and LUNA were authored as four readings of one belief, not as four decorative themes. The brand manual carries all of it, written as a blueprint of the brand's values and its vision for growth, so the standard could be applied by teams the author would never brief.

What the work produced is structural, and the sequence is where it shows. Casa Neos went to market before it opened, which means commitments were taken against a brand rather than a built experience, and the brand had to be finished enough to be believed on its own. The system was completed at the beginning of 2024 and handed over, so every room that has opened since has been built by teams reading a manual rather than consulting its author. The property opened on 26 June 2024, roughly two months after that author had left the group, with the restaurant and the MM Beach Club running two entirely different rhythms from the first week. Twenty months later, in March 2026, the Lounge and the members-only Casa Neos MM rooftop opened on the third and fourth floors, rooms specified in the original architecture and built by people who were never briefed by the person who wrote it. They arrived as Casa Neos. The same proof runs in the other direction through the membership. LLB had built the MM Club layer earlier for MILA and AVA, and authored the MM Beach Club sub brand and the palm governance inside Casa Neos, so the house was designed to receive the membership. After LLB's departure the club formally absorbed Casa Neos and then Claudie, a venue LLB never touched, without either side being renegotiated. Two architectures met and fitted, neither of them supervised. Not all of the authored program reached operation: the boutique hotel and the NOORA concept were announced for late 2024 and are not part of the property's current presentation. What survived is the architecture, and it survived the two tests that matter, an opening its author did not attend and an expansion its author did not supervise.

The principle the engagement proved: a place is not the sum of its venues, and the difference is decided before anything is built. When several businesses share one container, the choice is whether it is authored as a single belief with rooms inside it, or left to become a name over a series of negotiations. The second option is invisible on opening night and expensive for years afterward. The test of the first is not whether the brand looks resolved while its author is present. It is whether it still holds once the author has gone, and whether a room added two years later arrives already belonging.
